Beware: Selling your Home without Listing it on the Market: The Good and The Bad/Ugly.


Here are the bad players of selling homes off-market:

 

I am streaming late at night and get slammed with ad after ad offering “I want to buy your house!”

 

You see the billboards that offer to buy houses sight unseen. They are everywhere, and guess what? Those offers prey on honest people and target those with a good amount of equity in their home.

 

As a Seniors Real Estate Specialist® (SRES®), I feel that these services prey on seniors, especially those that don’t want to list their homes on the market perhaps due to hassle, embarrassment, or just don’t want neighbors or family to know.

 

What ends up happening (and I see a lot of this in my neighborhood) is the next thing you know, a dumpster is parked outside of a house! I then immediately check what the house sold for and it’s often a heartbreakingly low amount. If you get that cash offer in the mail, or that scam text or call, do yourself a huge favor and hang up or toss that letter!

 

Don’t sell your house off-market to a buyer that will buy your house quickly and for all cash. This is a scam. They are looking to buy your home for a lot less and “flip it” like you see on all those popular shows, and make money using the money you undersell your house for.


The Good:

 

Here is what I propose. I understand why you might want to sell your house off-market but let’s sell it to someone that will actually move in and sure, we can list it off market too. There are hundreds of buyers that want to buy in the neighborhood but they don’t ever get a chance when they are beaten out by investor buyers that that want to pay you very little for your home. These buyers will also buy as-is pay you a fair price.
